Inventory Report

Inventory reports are compiled on site to ensure greater accuracy. It is a comprehensive, detailed report of your property that records all contents, fixtures, fittings and décor, including detailed descriptions and time stamped photographs of their condition.

The more detail recorded, the less chance of the potential for tenant disputes.

Inventories include details of walls, ceilings, floors, paintwork, woodwork, carpet, windows, radiators etc, as well as any contents that the landlord wishes included within the inventory.

If a report fails at dispute it is normally due to lack of evidence , this is why it is imperative to record as much detail as possible to negate this from happening.

Check in Reports

A check in is normally included as part of the inventory, however, this is can also be an additional service to the inventory is required.

It notes any variation between the inventory and the condition of the property on day of move in. It also takes into account the over all condition of the property, cleanliness, any notable odours, audible sounding of smoke and carbon monoxide alarms, day of move in meter readings and any keys or fobs handed to the tenants.

The check in reports are performed using a tablet enabling us to digitally capture the tenants’ signatures on site. We can tailor the check in to meet individual clients needs and will accompany the tenants’ through the property high-lighting various items on the report.

Check Out Reports

This report details any changes or dilapidations that may have occurred during the tenancy. The overall aim is to try and ensure that the end of tenancy runs as smoothly as possible for both parties concerned. The report is an impartial and accurate report that contains a detailed and comprehensive breakdown providing a clear comparison to the original inventory report.

Any differences are highlighted allowing fair apportionment of the deposit.
